The technical and property administration plays a central role in the municipality's work. Within the administration, over 1,000 employees work in five different operations: Property, Streets and Parks, Digital Transition and IT, Meal Service and Cleaning and Operations Service.
Fastighet represents Umeå Municipality as a property owner and is tasked with acquiring, managing and decommissioning premises for municipal operations. We manage more than one million square meters of schools, health and care facilities, cultural and leisure facilities and more.
Within real estate there are four management areas: Construction and real estate technology, Property management, Administration and strategic support and property operations. We are now looking for an operations area manager for property operations. The unit is responsible for the operation, maintenance and supervision as well as energy measures in the municipality's properties, is divided into three areas and consists of about 75 employees.
Your tasks
As an operations area manager, you are responsible, together with your managerial colleagues and employees, for the coordination and operation of parts of the municipality's property portfolio; supervision, care and remedial maintenance. This is so that our operations can provide well-functioning premises and reliable supply systems for electricity, ventilation, water and sewage, as well as offering a good environment for those who will be staying in the premises.
You are responsible for planning, management, coordination, contracts, procurement and development of both workmanship and staff, as well as for building services preparedness. You work with continuous improvements where you focus on dialog and relationships with operators and partners, both internally and externally.
You will be responsible for the budget, staff and working environment of your unit, which consists of around 25 staff, and you will be a member of the operations manager's management team.

About you
We are looking for you who have a genuine interest in property management and previous experience of operational issues, preferably in property management or from another relevant area. You have a high school education, preferably with a technical or economic focus, or equivalent knowledge from long professional experience in the relevant field. We also believe that you have previous experience as a manager with budget, personnel and work environment responsibility.
As a person, you are a stable leader who works for a good working climate and utilizes the employees' participation, knowledge and willingness to work. You are confident both in your role as a leader and in contact with your customers. You enjoy an everyday life with many varied tasks where you can be both strategic and operational. The position involves many social contacts and therefore good communication and collaboration skills are required. Initiative, drive and flexibility are also important requirements for the position.
