Your work tasks As a property manager, you represent Umeå Municipality as a property owner and landlord for the municipality's tenant-owned apartments and rented apartments, and as a premises supplier for the municipality regarding apartments. You are responsible for coordinating apartments, mainly for target groups that do not have a decision on special housing, such as social housing needs, refugee reception and student housing. The tasks include planning, optimization, coordination and distribution of the apartment stock, which is mostly rented from external property owners or consists of tenant-owned apartments. You will also work on acquisition by initiating leases and purchases of condominiums as well as the management and liquidation of apartments. This involves overall responsibility for planning, initiating and coordinating events and processes as well as responsibility for budget, and contacts throughout the life cycle of the apartment. You are the municipality's administrator and contact person for apartment and rental issues for internal activities and external tenants as well as external property owners / operators. You plan, initiate, coordinate and follow up the processes, which include budget, rent calculations, rent negotiations, distribution of apartments between different internal activities / tenants, which have subcontracts with the resident. Where applicable, also first-hand agreements with external tenants. Coordination and management of matters related to the apartments such as disturbances, installment plans, as well as minor adaptations such as housing adaptations are also included in the tasks. About you We are looking for you with a post-secondary education with a focus on housing law, management, construction or other relevant field. You have experience of a coordinating function between different actors. Experience and knowledge of housing management and housing law issues is an advantage. As a large part of the position involves building and maintaining both internal and external relationships, you need to be a confident and communicative person with good interpersonal skills. You also need to be responsible and structured with a good ability to work independently. A B driving license is a requirement.
